I don't remember the last time I saw a unanimous decision at council for a condo building in the Township of Langley. Yet, even with all 9 council members present, Zenterra's permit application passed 3rd Reading without objection.
The yet to be named development will include 94 apartment condos and 9 townhomes - the seemingly odd arrangement is due to the how the lots are situated in the Latimer Neighbourhood Community Plan.
After two projects in Murrayville, Zenterra's newest Langley development will be located in the heart of the rapidly developing Willoughby neighbourhood. As seen in the Latimer map above, this development represents one of the first projects in a new apartment corridor along 200th Street south of the Jericho Sub-Neighbourhood Community Plan. For context, the Langley Events Centre is 4 blocks north of this site at 80th Avenue and Vesta Properties' Latimer Heights is situated at 82nd to 84th Avenue with it's own collection of apartment buildings. This corridor will also be site of at least 4 of Langley's first towers.
Zenterra is based in South Surrey and has been building in the area for the last 20 years, including a small collection of single family homes in Jeffries Landing back in '07. They've done a number of townhome projects throughout Clayton, but more recently, Zenterra has been working on their Fraser townhomes and Central apartment building, both located in Murrayville. Zenterra has retained FOCUS Architecture to design the homes.
We don't know the name of the apartment building or the townhomes yet, but we know what they'll look like. Both housing types will share a similar westcoast contemporary architecture with an attractive dark grey cultured stone facade on the bottom half with the combination of "Cobble Stone"-coloured cement board panels, an "aged pewter" cement board siding and a faux-wood cement board siding.
The apartments will be housed in a 4 storey building with underground parking, whereas the townhomes will be 3 stories with side-by-side garages, tandem garages and outdoor surface parking. The apartments will offer 16 unique floorplans ranging from 569 sq.ft. 1 bedroom units to 1,101 sq.ft. 3 bedroom units. Almost all of the 9 townhomes will have unique floorplans (with the excpetion of 2 1,323 sq.ft. units). The 3 and 4 bedroom townhomes will range from 1,316 sq.ft. to 1,787 sq.ft.
The apartments are situated facing 200th Street, as per the community plan, whereas the townhomes will be on the west side of the site with a laneway, a handful of visitor parking spacves and a beautiful courtyard in between the two. The fenced courtyard design include open lawn space, outdoor dining, social spaces, and a children's play area (for the 4 elementary school-aged children that the School District believes will live in 94 condos and 9 townhomes...).
The development received 3rd Reading on July 13, 2020 and will move forward towards Final Reading. If you are interested in owning a home at this new development, or any others, please let me know and I'll keep my eyes open for pre-sale registration when the developer starts marketing the units.
